Dorchester Condos for Sale & Rent

By area and by population, Dorchester is Boston's largest neighborhood, and it continues to grow by leaps and bounds. There are historic sections with three-story townhomes and redeveloped areas that have a significant number of new buildings where you'll find luxurious loft-style condos. Desirable townhouse condos and new constructions are fueling strong growth in this southern suburb. Homes are affordable and property values are increasing rapidly thanks to high demand and a relatively low housing supply. Dorchester Neighborhoods

Traditionally, Dorchester has been divided into two districts that are about the size of Boston's other neighborhoods. North Dorchester is closer to Boston and the South End. This sub-neighborhood includes several distinct communities. Savin Hill is a highly desirable area with condos along the water. Although most of these homes are historic triple-deckers, there are several new buildings that offer luxury condominiums. Upham's Corner, Columbia Point and areas along Columbia Road are home to many local businesses. Streets with close proximity to Red Line transit service tend to be popular with residents who commute into the city. South Dorchester includes the sub-neighborhoods of Adams Village, Dorchester Center and Neponset. Each of these areas offers an excellent value. Condos are available in new constructions, three-level homes and townhomes.

Condo Prices in Dorchester

In Dorchester, you don't have to pay a lot to get a spacious condo with outstanding amenities. The condo market is very competitive in North Dorchester. Only 5 percent of homes sell for less than the listing price. These include large loft-style condos, gorgeous first-floor units in triple-deckers and homes in new buildings that have all of the amenities. The average cost per square foot is between $315 and $330. The median sale price for a two-bedroom condo is in the mid-$300,000s, but some high-end units can go as high as $600,000.

Homes in South Dorchester tend to be slightly more affordable overall. The majority of condos are listing in the low $300,000s, which is about $275 per square foot. If you keep the same budget and move your search from Savin Hill to South Dorchester, you can get a larger condo or an additional bathroom without paying extra. New units in either area have outstanding features. If you get in a new building early, you'll even have the option to select custom finishes.
