Charlestown Condos for Sale & Rent

Buyers in Charlestown often choose between historic brownstones and ultra-modern condos near the water, but there's another way to analyze the market. Boston's oldest, most historic neighborhood is home to a remarkable number of renovated townhomes and historic brownstones that have contemporary kitchens, top-quality appliances and gorgeous granite counters. If you appreciate the convenience of modern fixtures and the appeal of intricate historic details, you can have both in Charlestown.

Charlestown Neighborhoods

Charlestown has several distinctive neighborhoods. There are modern waterfront developments, historic gas-lit areas reminiscent of Beacon Hill and quieter residential streets with Victorian townhomes that are located closer to Somerville. Although modern developments along the waterfront are gaining steam, the majority of condos are located in historic three-story homes. For this reason, compact units with one and two bedrooms still make up a large portion of the market.

Luxury Condos

Charlestown is home to two of the bestselling condo buildings in all of Boston. Both are very different and showcase the range of options available in the neighborhood. Parris Landing is a historic Federal-style conversion offering luxury condos in the mid-$400,000s. Flagship Wharf is another bestselling building and one of several developments to offer multi-million dollar listings. Both properties are located near the reinvigorated Charlestown Navy Yard. Another local building to consider that offers amenities and prices somewhere between the two is the new luxury condo building at 45 First Ave.

Amenities and Features

The city's strategic location at the confluence of the Mystic and Charles rivers makes it one of the best destinations for waterfront living. According to buyers and residents, the best features of condos in Charlestown are the outstanding views, outdoor spaces, deeded parking garages, ratio of bedrooms to bathrooms and modern finishes that are present in about two-thirds of all listings.

Condo Prices

By square footage, condos are slightly more expensive than single-family homes. Median sale prices and listing prices are steadily pushing toward $600,000. For the most part, one- and two-bedroom units are available for less than $500,000. Units with at least two baths and between two and three bedrooms are listing in the $700,000 range depending on the location and specifications.

Waterfront properties and condos in luxury developments typically command premium prices. The same is true of brownstones and townhouses around Bunker Hill and in the gas-lit districts. Higher streets near Sullivan Square and The Neck also have a small number of quaint Georgian wood-frame houses that are tucked in amongst the traditional townhomes.
