Local residents have sometimes referred to the 56 Franklin Avenue address as a condo community on "Cary Square", since it lies on one corner of a large quadrangle formed by the intersection of Washington Avenue (after joining Carey Avenue), Spruce Avenue, Franklin Avenue and Forsyth Street. This four story red brick masonry building stands on a steep hillside at the intersection of Franklin Avenue and Spruce Street. It shares a parking lot with an adjoining three level red brick building that opens onto Washington Avenue. A paved parking area separates these two structures, and extends across a large portion of the grounds.

A chain link fence surrounds a portion of the building along Franklin Avenue. (Residents enter the off-street parking area from Spruce Street.) A low stone retaining wall encircles the perimeter along portions of Spruce Street, and a much higher stone wall extends along the northern border of the property. It separates the asphalt paved parking lot from adjoining tracts along Franklin and Washington Avenues. Attractive landscaping extends for a short distance around the sides of the building.

The main entrance to the building's lobby fronts on Franklin Avenue. Covered by a brief overhead awning, it includes five wide cement steps. Metal handrails offer support on both sides of this walk. The commercial-style glass door open onto a lobby illuminated by extensive natural light entering through a large window located above the main door.
