Description

Big things are happening in West Roxbury, with several highly anticipated new housing developments being constructed over the next year or two. Chief among them is Allandale Residences, which will be located at 64 Allandale Street right on the border of Jamaica Plain between Allandale Farm and Arnold Arboretum. Construction was slated to begin during the second half of 2016, and developers anticipate that the project will take 18 to 24 months to complete. At the very latest, then, you can expect this development to be completed by the fall of 2018.

Boston City Properties has all of the information that you need about this upcoming development. The first thing to understand about it is that it will only consist of 20 units, which will be sprawling townhouses. Indeed, WonderGroup, the developer, plans for each townhouse to stretch 3.5 to 4.5 stories tall. All units will have three bedrooms and at least two bathrooms. In terms of size, they are expected to have 1,600 to 2,800 square feet of space, which is incredibly generous by big-city standards. All told, this development will have 44,481 square feet of space, including amenity areas.

Boston Redevelopment Authority signed off on this project in May 2015. Upon completion, it will be Boston's first entirely net-zero residential development. This means that it will create all of the energy that it needs. On top of that, it will be a LEED platinum neighborhood, which means that it will be very energy efficient and environmentally conscious. If you are worried about the impact that you have on the environment, Allandale Residences may be just what you need.

Boston-based Merge Architects are the head architects behind the project. To keep the development in line with the existing area, the architects plan to put wood siding on the building, which will give it a natural, woodsy aesthetic. Numerous mockups of how the buildings will look are available online, and we will post updated photos of the site as they emerge.

To make this project happen, the developers are building 16 brand-new townhouses, and they are then converting one single-family building into four additional townhouses. Ultimately, the development will consist of 6 separate clusters of townhouses, with 16 of them split up among five and the additional four being housed in what used to be a single-family building.

Not much has been released regarding the types of amenities that will be included in this ambitious new project. However, residences will include in-unit garages, so 27 in-unit spaces will be included. There will also be 13 surface parking spaces for residents and an additional seven spaces for guests. From the sounds of it, then, it looks like parking will be ample. The developer has already stated that electric car charging stations will be included, so residents who rely on electric cars won't have to go far to keep them topped off.

Thus far, the only official amenity that's been mentioned besides the electric car charging stations is bike storage, which will be made available to residents. We can surmise from this that bike repair stations will be available as well.

Although it will be a while before the townhouses at Allandale Residences become available, it never hurts to start making plans early.
